Structural Reports

A Structural Engineer's Survey/Report is generally required when a surveyor or valuer has identified a potential structural problem or where a structural problem is suspected. We offer a number of types of Engineer's Surveys, as follows:

Visual surveys - as might be expected from the title, such surveys involve no invasive procedures and are simply based upon what can be seen without creating disturbance to the property concerned.

Detailed surveys / inspections - these inspections involve some disturbance to the structure and necessitate the complete cooperation of the property owner. The disturbance likely to be involved depends upon the nature of the suspected problem.

Examples of common structural problems are:

  • Subsidence
  • Sulphates beneath concrete floor slabs
  • Damage caused by removed walls
  • Structural members being removed from roof structures
  • Undermining of existing foundations by building work
  • Absence of lintels over major openings in external walls
  • Wall tie failure
  • Roof spread
  • Bulging walls
